MotiveStack scores Long Island parcels 0–100 by how many distress signals they carry at once — so you call the likeliest seller first.
51,127 parcels across Nassau and Suffolk, scored from county tax and assessment records and licensed probate, foreclosure and vacancy data.
An absentee owner is usually a landlord. A late tax bill is usually paid. One signal, on its own, tells you very little about who will sell.
When several distress signals land on the same parcel at once, motivation stops being a guess.
Specimen: 37 Penhallow Ave, Long Beach. An invented address with real arithmetic — scored by the same engine subscribers use.
Any vendor can sell you one list. MotiveStack stacks six distress signals — absentee ownership, tax delinquency, homestead status, probate, foreclosure, and vacancy — and scores each parcel on the board, so you call the likeliest seller first.
We take county tax and assessment records, and license what the counties don’t publish in bulk.
Six distress signals are laid over each parcel, and every one carries its source and last-verified date.
You work the board from the top: the parcels where the records overlap, scored 0–100.
Every parcel starts at zero. Six distress signals add points when the records show them. A single signal never clears 30 — the scores worth calling are stacked.
The mailing address on the tax roll doesn't match the property. The owner lives elsewhere — a qualifier, weighted below the distress signals because many absentee owners are simply landlords.
Unpaid property taxes on the county roll — base +12, scaled by amount owed and years outstanding. Two years behind says more than two months.
Tenure scales to +15 at fifteen-plus years. No homestead exemption filed adds +10 — high equity, and nobody claims it as home.
The owner of record is deceased and the estate is in probate court. Heirs — often out of state — are settling, not holding.
A lis pendens has been filed — the foreclosure clock is running in public record. Selling early preserves equity and credit.
Nobody lives there. Carrying costs with no rent coming in, and often a property no one has dealt with. Not the same as absentee — over half of vacant homes have a local owner.
The specimen above: 37 Penhallow Ave, Long Beach — an invented address, scored by the live engine. Scores cap at 100 and measure seller motivation only. Est. ARV and equity appear on every lead to judge the deal; they never affect the score.
Anyone can sell you a list.
We rank the overlap.

County records are local, so we are too. MotiveStack is built on Nassau and Suffolk's own records — the NYS assessment roll and each county's tax filings — with licensed data filling in what the counties don't publish in bulk.
Leave your email and county — we'll reply with where it sits on the docket.
Every plan includes all signal types and full score history.
We're new, and we'd rather say so than invent testimonials. The first twenty-five subscribers keep their rate for as long as they stay subscribed — even as markets and features ship.
Claim a founding seatIf yours isn't here, ask — a person answers, usually the same day. Who that person is, and what is on the board today, is on the about page.
Two kinds of source, and we label which is which. Straight from the counties: assessor rolls, exemption filings, and tax delinquency — Nassau's weekly unpaid-tax listing and Suffolk's published lien-sale notice. From licensed suppliers: probate, lis pendens, vacancy, sale history, and skip-traced owner contacts. Nothing is scraped from listing sites. Every source is named, and marked public or licensed, on the data & methodology page.
Monthly. Each refresh re-pulls every source and re-scores every parcel. Counties publish on their own schedules — Nassau's unpaid-tax listing weekly, Suffolk's lien-sale notice once a year — so a refresh carries whatever each county had posted at the time. Every lead carries a last-verified date, so you know how fresh it is before you dial.
Export CSV on every plan, formatted for the dialers and direct-mail tools most investors already run. Skip-traced phones and emails export in the same row.
Premium reserves a territory: we will not sell a second Premium subscription covering your zips or county. Be clear on what that does and does not mean — Entry and Pro subscribers work a shared board that still includes parcels inside your territory. Premium buys you the only exclusive seat there, not the only pair of eyes. If you want the stricter version, say so before you subscribe and we will tell you honestly whether we can offer it yet.
No — they're transparent estimates built from public data: assessed values, prior sale prices, and county-level ratios. That's why every figure carries an EST. prefix. Use them to rank deals, not to write offers. Comps integration comes later; the full method is on the data & methodology page.
Outreach is yours to run and yours to comply with. Every phone number we supply carries its Do-Not-Call registry status, on screen and in the CSV, so you can filter before you dial. New York also regulates soliciting homeowners already in foreclosure, and pre-foreclosure leads sit squarely in that area. We give you the records and the DNC flags; we do not call, text, or mail on your behalf, and we are not your compliance department — talk to a New York attorney about your own outreach before you start.
Comps-based ARV — today's EST. figures are assessment-derived. Markets beyond Long Island (Westchester and the outer boroughs are next). And municipal code-violation data, which too few Long Island towns publish for us to claim it. We'd rather ship fewer signals we can verify than more we can't.
Yes — self-serve from your account settings, two clicks, no retention call. Your plan runs through the end of the billing cycle, and every lead you exported stays yours.
Six: absentee owner, tax delinquency, long ownership with no homestead exemption, probate, pre-foreclosure (lis pendens), and vacancy. To be straight about coverage: these are Nassau and Suffolk today, and a signal we cannot verify is one we do not claim. The weights are on the data & methodology page.
Set your buy box, open your board, and call the stacked parcels before the postcard crowd finds them.
