About

One person, two counties, no invented numbers.

MotiveStack scores Long Island residential parcels for likely seller motivation — the board below says exactly how many. Any vendor can sell you a list of absentee owners. The useful question is which parcels show up on several lists at once — a tax-delinquent absentee owner whose house is also empty is a different prospect from someone who merely lives elsewhere.

Who runs it

Alperen Yavas.

A sole proprietor on Long Island. One person — no team, no investors, no call centre. That is worth knowing before you subscribe, so here is everything else worth knowing.

Carrying a dated distress signal

48 leads score 80 or above. That is a small number and it is the honest one: signals genuinely overlap on very few parcels, and a score of 80 requires at least two of them stacked. Anyone advertising thousands of “hot” leads across two counties is counting something else. The working inventory is the ranked board — you start at the top and go down it.

Where each signal comes from

Some is public record. Some is bought.

The distinction matters, so it is marked.

Assessment rollPublic

New York State ORPTS open data — owner of record, mailing address, assessed value, parcel geometry.

Tax delinquencyPublic

Nassau County Treasurer's weekly unpaid-tax listings and Suffolk County's published tax-lien sale notice.

Pre-foreclosureLicensed

Filed lis pendens, obtained through a commercial data supplier rather than scraped from the county portal.

ProbateLicensed

Surrogate's Court filings, same route.

VacancyLicensed

Occupancy data from a commercial supplier. Not a county record, and we don't claim it is.

Owner contact detailsLicensed

Commercial skip tracing. Do-Not-Call status travels with every number, everywhere it appears.

What MotiveStack does not do

Four refusals.

  1. IWe do not call, text or mail property owners, and we do not do it on your behalf. Outreach is yours, and so is compliance with TCPA and Do-Not-Call rules.
  2. IIWe do not scrape county portals that restrict bulk access. Where a record is gated, we either license it or go without.
  3. IIIWe do not publish real parcels on the marketing pages. Every specimen on this site is invented and scored by the live engine, because a person in foreclosure should not find their address on a sales page.
  4. IVWe do not have testimonials, case studies or a founding story, because there are no subscribers yet to quote.
Reaching a person

One inbox. One reader.

hello@motivestack.io reaches Alperen directly. There is no support queue and no bot — one person reads it, usually the same day.
