The service
MotiveStack compiles county public records, public legal notices, and licensed property data, stacks distress signals on residential parcels, and scores each property 0–100 for likely seller motivation. You get scored boards for your subscribed markets, refreshed monthly, with CSV export.
Your account
Keep your credentials to yourself; one login is one seat. You're responsible for activity under your account. Give us accurate information and keep it current.
Subscriptions and billing
Plans bill monthly, or annually at ten times the monthly rate (two months free). You can cancel anytime, self-serve, effective at the end of the paid period — no cancellation calls, no retention scripts. Founding-member rates stay locked for as long as your subscription remains continuously active. Lead caps reset each billing month and unused leads don't roll over.
Territory exclusivity (Premium)
Premium reserves your named zip codes to your account — one subscriber per zip — for as long as your Premium subscription is active. If you lapse, the reservation lapses with it.
What you may do with the data
Use leads and exports for your own acquisition business, including sharing within your immediate team. You may not resell, republish, or redistribute the data, use it to build a competing product, or scrape the service. The compilation, scoring, and presentation are ours; the underlying public records remain public.
Outreach is on you
MotiveStack gives you records, not permission to contact anyone by any means. You are solely responsible for complying with the laws that govern your outreach — TCPA, do-not-call registries, state telemarketing and text-message rules, and postal regulations.
Estimates, not appraisals
Motive scores, EST. ARV, and EST. EQUITY are estimates computed from public records. They are not appraisals, brokerage opinions, or investment advice, and public records contain errors and lag. Verify every number independently before making an offer. The service is provided "as is," without warranties of accuracy or completeness.
Limitation of liability
To the maximum extent the law allows, our total liability for any claim is capped at the amount you paid us in the twelve months before the claim, and we are not liable for indirect, incidental, or consequential damages — including deals lost or offers made on inaccurate records. Some jurisdictions do not allow these limits, in which case they apply only as far as that jurisdiction permits.
Suspension and termination
You can close your account anytime. We can suspend or terminate accounts that break §5 or §6, with notice and a chance to respond except where the violation is flagrant. If we terminate without cause, we refund the unused portion of your term.
Governing law, changes, contact
These terms are governed by the laws of the State of New York. Changes are posted here with a new effective date; material changes are emailed before they take effect. Questions: hello@motivestack.io.
